Tell him to get the heck out, and if he doesn't , call the police.

The son is an adult and no party to the mortgage, he has no right to be there. If he were a minor and the father were responsible for him, and paying the mortgage to house him, it would be a different matter.
Who invited him ? does he pay rent ? what agreements if any were made for him to stay ?

If his father is paying ppart of the mortgage , and has invited his adult son to stay you may have no grounds to force him to leave.

If he is working I would just have a talk with him , and say his being in the house when you are seperated from his Father makes you very uncomfortable particularly with a 12 year old girl in the house . Ask him if he can make other arangements.

He may have few options though , so dont take your feelings about his father out on the son.
he is lodger not tenant so you simply ask him to leave then he has one day to pack before being thrown out
Is the son causing you trouble? Is he working and paying you any money towards his expenses? If the answer is yes to both these questions, then you are in a difficult position. If it is yes to the first and no to the second, then just ask him to leave,he has no grounds to stay.If it is no to the first and yes to the second, then why would you want to evict the poor lad?I suggest you contact his father and find out his intentions and what he expects you to do with his son.
