The nighbor hired a logging company to log his property before he develops it..?

I found out now they are on our property. The property next to us is also for sale. Who is responsable for the loggers winding up on our property? The land owner, Logging Company? Realtor? Or All? And what damadges can be collected?

The logging company probably has insurance for such things, but the neighbor should have done a survey before getting a company to clear it. The company should not have started the job without the survey.

That is best assessed by an attorney. I suggest you hire one. I need MANY more specific details in order to tell you who is responsible, etc. Take photos and a copy of your deed with you to see your attorney.

If the neighbor hired them, he is responsible for pointing out to them where the property boundaries are. He should have had survey markers out to show them exactly where they were. Our neighbors did this with us recently as well; luckily we were home while he was showing them the site and pointed out to him that his "idea" of where his property was -- was OFF by a BUNCH!

File suit for damages if the work has already been done.
Call your lawyer and ask them. However to be honest, if it really was not too much damage or just a few trees asking them to replant some trees in that area to fill in the gap may be the most neighborly way to do these thing. Remember... this guy is building his house there, and you are going to have to live next to him, suing him may not be the answer if it was an honest mistake and he is willing to replant new trees.
