In a city or town we have zones and what is legal meaning of Family? does that mean a Man and a Woman and children? or can it be 8 to 10 single men and no women living in a one bath small house in a family zone?

What that means is that it's zoned for single family housing. The actual zoning ordinance has little to do with housing restrictions themselves--it has more to do with what you can and can't build on a particular lot.

There are some towns that restrict the number of people who may live in a single family house (for safety and fire reasons ostensibly, but really to prevent people like immigrants and group homes from moving in.. in the old days it may have also been used to prevent premarital cohabitation, but that's probably unconstitutional anymore).
As to whether 8 people can share a small house under your towns ordinances, I don't know--each town is different. You simply have to go down to city hall and ask to see the local housing ordinances to determine whether this is a violation (and if it is, whether the ordinance is enforceable).


Well, to me 8-10 men would be more of a rooming house type of zoning. Family does not necessarily mean a family but an amount of people in a family type arrangement, like shared bathroom and kitchen as opposed to seperate units or suites. Your restriction in this instance would be that you cannot erect a separate suite or build a second dwelling on the parcel of land.

Google your local community and "zoning by laws", 99% of laws and legislations have a preamble that will set out defenitions of terms used in the law. ie, "for the purposes of this act, the term family means blah blah blah. "
The previous answer is correct, family zoning does refer to the limit on occupancy that a person can rent or be the tenant of.
The zoning restriction at issue could have two possible meanings and you would need to consult an attorney and/or carefully read the zoning ordinance to determine what type it is. Many single-family zoning ordinances only limit the type of builing that can be constructed, such that you could build a house, but not an apartment. Other zoning restrictions also limit the use of the building, such that you cannot have mulitple unrelated individuals living under the same roof. However, there have been numerous court cases on this issue, and courts generally have determined that zoning ordinances cannot prevent related people from living together as family so long as they are related somehow, by blood or adoption. So if you have a family of 8-10 that consists of Mom and Dad, Grandma, uncle, aunt, children, cousins, second cousins and great uncles, etc. They are not normally going to be in violation of the ordinance.
