Dispute between lease purchaser and owner?

WE HAD MORTAGE APROVAL IN NOV OWNER DIDNT SELL GOT APROVAL IN JUNE WITH BEST FRIEND COSIGNING SIGNED CONTRACT AND FRIEND PASTAWAY THE SAID CONTRACT WAS NULINVOID GOT ANOTHER COSIGNER BUT OWNER WENT WITH ANOTHER OFFER WE HAVE MADE MAJOR IMPROVEMENTS BEILEIVING OWNER WAS GOING TO SELL US THE HOUSE WHAT OUR OPTIONS RECEIVD LETTER SAYING OUR RENTAL IS UP AS OF SEPT 1 NOT A RENTAL AS FAR AS AGREMENT
