How to get out of a lease... without paying!?

Sounds easy right? Anyway 6 months ago me and my "best friend" signed a years contract. Well, her boyfriend moved in not too long ago and won't pay ANYTHING. He does drugs and i'm generally extremely unhappy living here. I don't like either of them and she pointed out how in the contract it states that anyone staying 28 days or less a month is a "guest". So they make sure that they leave 4 or 5 days out of the month so he can remain in "guest" status. I can't really afford to buy my way out. He refuses to pay anything, I don't even think he has a job. Anyway, is there a way I can tell them I want out because I didn't sign up for drug action and IF they refuse can I tell them I'll sue them for condoning the use of narcotics? Maybe I'm just doing some wishful thinking, either way 6 months isn't flying by like I'd hope! Any advice would be greatly appreciated.

Whoever told you the thing about a person being a guest if they stay only 28 days if full of crap. Any person you, as a signee of the lease do not want in your apartment is tresspassing.


Talk to your apartment manager or the rental company that you have the contract with -- I'm sure there is something they can do to force your roommate to kick this guy out, despite the "guest status" clause. They absolutely have the right to evict someone who is engaging in illegal activities.
You should reread your rental agreement. I doubt that anyone who is there 28 days a month would be considered a guest.
Also, you have the option of complaining to the management that your roommate is violating the lease, or calling the police to report illegal drug activity.
Call the cops for the drugs. That'll end it fast.

Inform the landlord that they are living there full-time. They will then be required to PROVE that they aren't there those 4 or 5 days. I'm willing to bet they can't.
If drugs are used on the landlord's property, I'm almost positive that the landlord will get police involved.
Is this an apartment or a private residence? I was going to suggest that if it is an apartment you talk to the management and see what, if any, options you may have. I fit is a private owner than I actually think this might be tougher to get out of. It's too bad you couldn't get him ( the boyfriend) to sign a sublease agreement with you stating he would take over your portion of the lease, but he sounds like he probably wouldn't agree to it. Maybe you could find someone else who can put up with them. Good luck!
Contact your landlord and tell them of your concerns. If you are fearful of retaliation from the Friends boyfriend contact the police and tell them your story. To answer your question, yes if you can show they are conducting illegal activities and you are fearful of their conduct.
