DO I hAVE TO GIVE A 30 DAY NOTICE WHEN I LIVED IN THIS APARTMENT FOR 19 MONTHS AND MY CONT. EXP. 12 MNTHS AG

I NEED LEGAL SERVICE ASAP

Answers:
If your lease expired then you are now considered a month to month tenant. Since you are a month to month tenant, then you need to give your landlord 30 days notice that you are vacating your apartment.

Since you do not mention when your rental payments are due, if the rent is due on the 15th of the month and you plan on moving out on Sept 15th, then I would put the notice in writing with the rental payment for August 15th.

If the landlord is hold your security then I would speak to him about the refund of the security and whether you could us your security as last month's rent.

Also once you have vacated the apartment, you should have the landlord come in and inspect it while you are there.

You should take pictures of the apartment to show that you are leaving it in broom clean conditions. You should also have the newspaper with the current date in your hands to show what date you took the pictures.

Then keep a copy and send a copy of the pictures to the landlord by certified mail return receipt requested.

This will avoid any questions regarding damages int he apartment. Make sure you pick up everything, clean out the frige, leave the stove and bathrooms clean. Take your trash with you and fill in any holes made by nails to hang pictures.

I hope this information helps

Even if you are on a month to month agreement you still must give a 30 day notice if you want your deposit back.
Yes. You need to give a written notice. When your lease expires, it automatically goes month to month. If you do not, then you automatically lose your security deposit and will still be responsible to pay for anything in the apartment that is not wear and tear. The owner can also put a notice on your credit report through the California Apartment Association to let them know what you did, making it more difficult for you to get another place.
I can't tell what you are really asking with all of the abbreviations, but no matter what you always have to give a 30 days notice. So if your lease is up August 30th, you have to let your lanlord know if you will be renewing another year with them or if you will be looking elsewhere.

They want to keep someone in their apartments at all times, so when you give them that 30 days notice, they can post up a For Rent sign.

Not sure what legal service you need. If you want your deposit returned to you, you HAVE to give them a 30 days notice.
