Property in mississippi?

my uncle died a few years ago, i thought there was a law that said either of the owners could sign the deed before 1983, and this is in Iuka, mississippi 38852

No, that is not correct. It depends on how the deed lists the owners. Their status as tenants matters! If they were Tenants In Common, they COULD sign for eachother. If they were Tenants In Entirety, they had to BOTH sign. If they were Joint Tenants, they had to BOTH sign.
