What rights are there that you are unable to sign away in a leasing contract?

-Sisters dealing with a landlord and hes not letting her out of the lease, and just wondering if anyone knows what kind of laws there are that cant be signed away in a lease (any proof or where i can find some is really appreciated)

each state will have under their landlord/tenant laws certain statutes that cannot be waived by contract, so check your states AG site first, each state is some what different

as toward being released from a lease early, usually only for military personal, can try duty to mitigate to lessen the liability
